How long is a tenancy agreement for?

The rental term is specified in the Tenancy Agreement, which is usually a 12-month tenancy but we do sometimes have properties that are available for shorter lets of  6 or 9 months.

What does ‘furnished’ mean?

A ‘furnished’ property has furniture but does not have bedding or kitchen equipment such as plates and cutlery.

What does ‘Unfurnished’ mean?

An ‘unfurnished’ property is an empty property and you will need to supply all the furniture and kitchen equipment, bedding etc yourself. It does usually have Carpets, Curtains, Kitchen white goods and Light Fittings.

Do I have to keep the garden tidy?

The garden has to be in the same condition when you leave as it was when you arrive, so you will need to keep it neat and tidy. Some tenants employ a gardener to help – please ask us for advice.

What about repairs?

The owner is responsible for all internal and external repairs. You will have to pay for the repairs if it is due to negligence or misuse.

Who is responsible for the insurance?

The owner will insure the property and its contents if it is ‘furnished’, but you will need to take out insurance for your own possessions.

Will I get my deposit back in full?

We would much prefer to return deposits in full.   If you are concerned whether you have left the property in a clean and tidy condition it may be more sensible to employ our recommended cleaners and carpet cleaners to ensure that your deposit is protected.  If you are concerned about anything contact us and will will gladly advise.

Are pets allowed?

Pets are only allowed if agreed in advance and detailed in the Tenancy Agreement.
