Thomas Merrifield Lettings is a property rental agency with years of experience in matching properties with tenants to find the right home for your lifestyle and income.

We provide all types of rental accommodation in Oxford, Didcot, Abingdon, Wallingford, Kidlington, Bicester, Witney and the surrounding villages from studio  apartments to large 5-bedroom country houses.

All rental properties are displayed on our website with photographs and floor plans where possible, and to search for suitable properties that match your requirements simply fill in the search criteria. The Letting Process

Find a property on our website or in one of our offices, arrange with our experienced staff to view it and, if you like it, then we can start the letting process:


Your tenancy application will pass through our referencing process, which will include employer, landlord, bank and credit checks. NB: A guarantor may be required in certain cases if you do not meet the Referencing Agency’s criteria.  Or you may be asked to pay an advance rental payment.

Tenancy Offer

Assuming all goes well during referencing, you will receive a formal tenancy offer.

Tenancy Agreement

As soon as the referencing process is complete, we will set an appointment with you to sign the agreement and pay over the first months’ rent and deposit.


Your deposit is a sum of money that is held by us on behalf of the landlord as security against any damage you may cause to the property or if the property is not left clean.   All deposits taken and held by Thomas Merrifield Lettings and Property Management for Assured Shorthold Tenancies are protected by a recognised Tenancy Deposit Scheme.

Moving In

Once we have all the signed paperwork and arrangements have been made to pay the rent, fees and deposit in cleared funds prior to the start of the tenancy. We will agree a time for you to collect the keys from our office or meet at the property to go through the moving in process.


The inventory is a check list of everything that is in your property and what condition each item is in. You will have 7 days to check that the inventory is accurate and you will need to sign and return a copy that we will keep. You will need to leave your property in the condition in which it was found, less wear and tear which is why the moving-in inventory is vital.


The agreed rental sum is collected by standing order from a UK bank account each month, generally on the 1st.

Moving Out

Before your tenancy is due to finish, we will contact you to see if you want to extend your tenancy (if the Landlord is in agreement to offering an extension). If you do no extend and you are moving out, we will arrange for an Independent Inventory Clerk to visit your property as soon as possible after you have vacated.  They will go through the inventory to see if everything has been left in good order. If there are no damages and no repairs or further cleaning required, we will arrange to refund your deposit as soon as possible.

Fees and Deposit

Please note there are fees which need to be paid in order to take a property through Thomas Merrifield. These are as follows:

Admin fee £150.00 plus VAT per person (£180.00 including VAT)
Deposit A deposit of 1 ½ months rent which will be held and registered with an approved scheme.

The following additional fees to be paid at the end of the tenancy and at renewal if applicable

Checkout fee £75.00 plus VAT (£90.00 including VAT) at the end of the tenancy.
Renewal fee £ 80.00 Plus VAT (£96.00 including VAT) in order to renew your tenancy for a fixed term, if agreed with the landlord.
