Tenancy Information
As well as paying the rent, you may also be required to make the following permitted payments.
Under your existing tenancy agreement certain fees may become due and payable at various times. These fees may well include charges if, for example, your rent is paid late, there is a breach of your tenancy agreement or in certain circumstances, if you wish to stay in your property and seek a new tenancy agreement.
Permitted Payments
- Before the tenancy starts (payable to Thomas Merrifield Lettings ´the Agent´)
- Holding Deposit: 1 week´s rent
- Deposit: 5 week´s rent
During the tenancy (payable to the Agent)
Early termination
If due to unforeseen circumstances, you need to leave the property before the expiration of the tenancy, subject to the Landlord's written agreement, it may be possible to re-advertise the property for re-let to release you sooner. However, you may be asked to contribute to the Landlord´s reasonable costs in doing so for example for re-advertising, marketing and referencing of replacement tenants. You would remain bound by the terms of your tenancy including payment of rent and utility costs, until a replacement tenancy commenced or your tenancy reached its natural end, whichever were the sooner.
Loss of keys/security devices
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Late payment
Payment of interest for the late payment of rent at a rate of 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent.
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.
Variation of Contract
£50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord´s instructions as well as the preparation and execution of new legal documents.
Change of Sharer
£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs
associated with taking landlord´s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
During the tenancy (payable to the provider) if permitted and applicable
- Utilities - gas, electricity, water
- Communications - telephone and broadband
- Installation of cable/satellite
- Subscription to cable/satellite supplier
- Television licence
- Council tax
- Tenant protection
Thomas Merrifield Lettings is a member of RICS Client Money Protection Scheme and also a member of The property Ombudsman, which is a redress scheme. You can find out more details on the agent´s website or by contacting the agent directly.
Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes). Relevant fees must also be published on third party websites, such as Rightmove. For properties to rent in England, details of the agent's membership of any redress scheme and client money protection scheme must also be published with their fees on Rightmove. It is the agent's responsibility to ensure that all relevant information is provided to Rightmove and is up to date and accurate. If the relevant information does not appear here, the agent may have included it within the property description.
